A Look Back - YUL Condominiums

YUL Condominiums was designed and built with the help of Homesync in the centre of downtown Montreal. Accomplished in the summer of 2020, the 2 towers boast an impressive array of technologically advanced condos with stunning views over the city.



In this article, we are going to explain Homesync's role in the designing and engineering of the perfect smart condo concept.

Located on Boulevard René-Lévesque Ouest, the YUL Condominium Project includes 2 38-floor towers with over 800 units of condos and townhouses. With living areas ranging from 363sqft to 1600 sqft, these units are available as studios, one, two, or three-bedroom apartments. The buildings include a lounge, an outdoor spa, a fitness center, an indoor pool, and many other amenities.




Homesync was brought onto the project to aid in the initial design and engineering phases of the construction process. We worked alongside the developer to design and build a smart condo concept that would resonate throughout the building. We used our expertise in smart home and smart condominium projects to design the perfect smart condo and deliver a seamless, comfortable, and technology-driven experience for the future residents of the building.

We fundamentally worked as consultants to help the developer navigate the engineering of technology throughout the building. These include the intercom system, the tower's WIFI system, and the entertainment in common areas such as the fitness centre.




We also worked on providing smart home solutions for each of the condos and townhouses in the building. These solutions consisted of audio, video, lighting, and shading setups entirely designed for the comfort of the future residents of the building.

The benefit of working directly on the design and engineering phases of a condominium project is the fact that, by working alongside the developer, Homesync was allowed to optimize the layout of the technology to be installed in the condos and townhouses of the buildings. This allows for a much easier and faster installation process, as well as a more optimized and more integrated smart home technology setup. When the setup of smart home technology is considered in the construction phase, the results will always be better. The future residents of the building will be grateful!

A Look Back - Tour des Canadiens Condominiums

Located in Downtown Montreal, right next to the Bell Center, home to the Montreal Canadiens hockey team, the Tour des Canadiens is currently in the third phase of its 4-phase project.



In today's article, we are going to be discussing phase 2 of the project, which Homesync worked back in 2016. Due to the positive feedback received from phase 2, Homesync is proud to say that we are doing more work in phase 3 of the project; a phase that is currently in development at the time of writing.

The Tour des Canadiens, constructed on rue Saint Antoine, is ideally positioned right next to the Montreal Canadiens' stadium, right in the middle of an up-and-coming and trendy part of downtown Montreal. One of the key features of the project is this proximity to the stadium and its ties to the world-renown team. The tower itself is 54 floors high, includes a 4-story atrium, a Skylounge with a bar and a pool, a fitness center, a games room/ media center, a direct bridge to the Bell Center, and 590 units for residents.

Tour des Canadiens contacted Homesync for the installation of smart home tech in each of the following common areas of the tower: the wine cellar, the gym, the lobby, the Skylounge, the pool area, and the terrace. They wanted to bring security, technology, simplicity, and comfort to their young and professional residents. For this project, we decided to start with a resident-focused approach, and we optimized our efforts on implementing the best technology possible for the people who would be living in this building.




When working on a project such as this one, we always ensure to take into consideration the habits, needs, and wants of the future residents of the building. In this case, we knew that our target audience, the residents of the tower, were going to be young professionals, who want to live in a trendy neighborhood in Downtown Montreal. We also knew that residents of the building would be likely huge Montreal Canadiens fans, as the building is directly connected to the Bell Center. We took that into account when developing the technological design of these common areas.

Homesync was tasked with equipping the common areas of the Tour des Canadiens 2 building with several different kinds of smart home tech. Specifically, we installed audio solutions in all of the common areas, as well as TV setups in the bar, gym, and Skylounge. In addition, touchscreens were installed and programmed in each of the common areas, enabling the residents to communicate with the front desk of the building directly and seamlessly.

The video and audio setup design in the gym is one-of-a-kind, as the TVs installed are designed to sync up and stream live matches of the Montreal Canadiens hockey team whenever they are playing. This feature is particularly interesting today as we stumble into a post-COVID environment, where matches are played without their audiences. This solution allows the residents of the tower to watch the matches live without interruption, adding tremendous value to the resident experience. For TDC2, audio complaints will be a thing of the past. Homesync programmed the system to include curfew mode, which lowers the volume and/or shuts certain systems off based on a time schedule.

The successful implementation of smart building technology accomplished on this project has proven how being considerate of the resident experience can easily add value to a project, common areas, and a residential tower in general. By considering the habits and wants of the future residents of the Tour des Canadiens, we were able to add value to their living experience through comfort, accessibility, and entertainment in the common areas of the building.




Focusing on the resident experience can also simplify the whole management process of a condo. As with the example of the audio complaints, thinking resident-first can save your management team some time and effort throughout the building.

A Look Back - XACT Condominium

XACT was a project that involved the complete renovation of the former Hotel Du Fort, in the center of Montreal on Fort Street (Rue du Fort). The project included the development of 97 condo units ranging from 405 to 1180 square feet with features such as a bicycle lounge, a fitness center, a lounge, and a rooftop terrace with a view of the Montreal skyline.



Process is Key

XACT got into contact with Homesync because they wanted to integrate technology in their condos for the benefit of their future residents. To be specific, they wanted to give their residents entertainment, comfort, and convenience through smart home technology without adding any complications to the project.

If you have ever been involved in a project like this, you know that timelines are tight, and delays are expensive. Mistakes can quickly turn a profitable project into a nightmare. XACT needed a company that would take care of the project from A to Z without any surprises. They decided to work with us because of our reputation for excellence in planning and operations. Homesync set out to equip their condos with high-end technology in a simple, productive, and effective way.

During this project, Homesync was tasked with providing each of XACT's 97 condo units with and impressive mix of Smart Features. We worked with them on an engineering level, before construction started, to make sure that our solutions would be on budget and implemented as efficiently as possible. Of course, none of this would make sense if the technology did not offer a serious wow factor for buyers. The model units were setup with a full system, so potential buyers could see for themselves how this project stood apart. When working with condominium projects, Homesync remains process-focused, and resident-focused.




In each condo unit, Homesync worked with XACT to include: Intelligent Lighting Control, Smart Temperature Control, Recessed In-wall Audio, Common Area Entertainment

Being focused on the residents and their lives in these condos is a key part of Homesync's strategy when working with condominium projects such as this one. We always think about how the resident is going to using our tech, how he/she is going to want our tech implemented, and simply what their lives are going to be like in these condos.

The technology installed in these 97 units allows the residents of XACT to control the temperature of their units with great ease and simplicity. From a smartphone, a resident of these condos can schedule their temperature to drop while they are away at work during the day, saving money and energy. Residents of XACT condos also benefit from smart lighting control.

This allows them to program advanced lighting scenes (such as a wake-up or a home cinema scene) and turn off all their lights with a single tap. The newly installed in-wall speakers allow the residents to listen to their favorite playlists throughout the condo without the complication of wires or having to switch between Bluetooth speakers in each room. With a simple swipe on their phones, they could listen to their favorite artist in each room of their condo.

Our work with XACT on this project revolved mostly around the efficiency and operational effectiveness of the delivery process. What XACT needed from Homesync was to provide a perfectly well-executed process. Homesync's mission was to deliver and incorporate the technology in each of the 97 units effectively and without complications. Homesync delivered on this promise as we provided XACT with a completely headache-free process from the start.

During this project, Homesync developed a specially conceived cookie-cutter process that allowed our technicians to install and program multiple condo units every day. This process allowed us to keep up to the rhythm of the condominium project, and even spend time with residents who wanted to upgrade beyond the base system provided with their condo. Homesync completed the project on budget and was able to deliver an average of 4-5 Condo units per day.

Our clients continue to benefit from the lessons learned on this project, and Homesync has continued to adapt it as we tackle bigger and taller towers. Since completing XACT, Homesync has gone on to complete automation projects in thousands of condo units throughout Montreal!
